There are four steps to achieving your dream home with Frontline Design

STEP 1 - Initial Design Consultation

We like to consider this initial stage the most important.  At our first meeting, it is an opportunity for us to understand your needs and what you want to achieve.

We like to gather as much information as possible at the start.  The more information you can provide at this early stage the better as it gives us a clearer picture of your needs and intentions.  Clients are encouraged to bring along the following information to the consultation:

  • Their inspiration and ideas
  • A list of lifestyle requirements
  • Details of your block of land, including services
  • Budget

It is not a problem if you don’t have all of this information. It just makes it easier from the outset if we know all of this information.

From the information you provide, and our meeting, we will then prepare a Design Brief.

Initial consultations will be from our office; however, we can come to you for an additional charge.  All consultations are via appointment only to avoid delays and inconvenience to us and you.

STEP 2 - Concept Design

From the information obtained during the consultation, we prepare Concept Design Sketches. Generally, these include:

  • Floor Plan Layouts
  • Concept Elevations
  • Site Plan

Any changes or revisions are best done at this stage to ensure a smooth transition from the Design Stage to the Construction Plan Stage. Ultimately, if all of the changes are made at this stage, it saves you time and money.  Changes after this stage are more costly to our clients and we like to avoid additional costs to them.

Once this is finalised, we then liaise with our Town Planners and Developers to ensure all statutory local government requirements are met and that your development is fully compliant with all building codes.

As part of this stage, we will also organise site surveys and co-ordinate the necessary title and property searches that are required.

Upon completion of the Concept Design Stage, we compile enough information for you to start to obtain quotes from potential builders. We have connections with selected and reputable local builders and are happy to connect you with them should you so choose. There is no obligation for you to build with them. Ultimately, it is your choice and you need to choose the builder that suits your requirement.

If your development requires Structural Drawings and / or Certification from an Engineer, we can also put you in contact with these professionals.  We would advise you at this stage if your development will require these plans.

We understand it can seem a little daunting; rest assured that we will work in collaboration with you to achieve your goals so that the end result matches your original vision.

STEP 3 - Construction Plan Preparation

Once all of the details of the design are finalised we progress to preparing the Construction Drawings. 

These are the plans that will form the DA (Development Application – Councils) or CDC (Comply and Development – Private Certifiers) submission. The plans are detailed with enough information for the builder to construct your home.

STEP 4 - final design completion

Once the Construction Plans are completed you will liaise with your chosen builder and obtain the necessary approvals and certifications to get your new home under way.
